About the project

This residential development is conceived as a series of layered living spaces that seamlessly integrate architecture, landscape, and outdoor life. Defined by a composition of horizontal volumes and cascading terraces, the building responds to its natural setting by maximizing views, daylight, and connections to greenery. The stepped massing reduces the perceived scale of the development while creating expansive private outdoor spaces enriched with planted gardens and roof terraces. The architectural expression is characterized by a restrained material palette, combining light-toned structural frames with warm natural finishes and large glazed openings. Deep recesses and vertical façade elements provide rhythm, shading, and privacy, enhancing the building's environmental performance and visual identity.

As Albania’s sole higher education institution training artists in Music, Fine Arts, and Performing Arts, this project reinterprets a legacy founded in 1966. Originally the Higher Institute of Arts—uniting the State Conservatory, School of Fine Arts, and “Aleksandër Moisiu” High School of Actors—the institution was elevated to university level in 1990 as the Academy of Arts. Our design respects this heritage while projecting a contemporary identity. The facade serves as a natural extension of the volumetric concept, introducing phasing on the upper four floors. While the module remains consistent, the phased articulation creates dynamic rhythm. Crack lines are kept simple, while two distinct cladding materials highlight the phasing. The volume extends parallel to two bordering streets, making all facades easily perceptible from both primary perspectives. The result is a building that balances artistic expression with urban clarity—a worthy home for Albania’s future artists.
