Located along the coastline of Dhërmi, this mixed-use hospitality and residential development is conceived as a contemporary architectural response to the evolving character of the southern Albanian Riviera. Positioned within an important rural area included in the village’s urban development plan, the project benefits from direct accessibility and panoramic views toward the Ionian coast. The surrounding context is defined by newly developed villa complexes and hotels, establishing the area as an emerging destination for tourism and residential living.
The volumetric composition is shaped by the geometry and natural slope of the site, expanding toward the north-east and opening in three distinct directions. This configuration allows all living and service spaces to benefit from visual connections to the coastline while creating internal courtyards, terraces, and verandas that enhance outdoor living.
The building is visually fragmented into three connected volumes, generating a variety of suites and apartment typologies.
The architectural language merges contemporary design with references to traditional southern Albanian architecture. Facades are treated with natural stone cladding, warm sand-colored plaster, and wooden elements, creating a balance between old and new. Large vertical openings maximize natural light and frame views of the surrounding landscape, while smaller stone-framed apertures recall the character of traditional coastal architecture.
